What Are The Five Keys To Faster Home Sales?
All homes are different, a marketplace truth, which explains a curious reality: Some homes sell faster than others.
Such fast sellers are not necessarily the biggest homes on the block or the houses in best condition, instead they are part of a happy circumstance where the right buyer sees the right home and a transaction is quickly completed.
The catch is that luck is not a marketing plan. Instead, the better idea is to use the tools of today's modern marketplace to reach the largest pool of potential buyers.
So what can be done to make your home more competitive in today's marketplace? The five most important steps look like this:
First, list it right. You want to make sure your property makes a marketplace splash, that all the good points and all the bells and whistles are plainly shown.
Second, use modern media. It really wasn't that long ago when real estate brokers carried property information on 3 x 5 cards. Those days are over. Today – to be competitive – information regarding an owner's property must be widely distributed online. Web information generally comes in three forms:
Images: There should be a number of photos showing the property in its best light.
Words: The description of the property should be well written, attractive, and inviting.
Data: Property information should include all relevant data such as the number of bedrooms and baths, the size of the property, and other information which is customary and usual for a given community.
Third, it's not enough just to put information on the Internet. Back in 2008 Google disclosed that it had indexed more than 1 trillion pages. You can only imagine that the number of indexed pages has grown substantially over time. The result is that being on the Internet is not enough, you have to be online in a way that impacts visibility. This means taking advantage of social media and proper search strategies.
Fourth, homes have to show well. The real estate marketplace consists of millions of comparisons where buyers measure the values of one local home with another. You want your property to stand out. This means every room and surface should be clean, stuff that will not be moved should be donated when possible, the outside of the home should be as attractive as possible because first impressions count and – where necessary – walls and other surfaces should be newly painted.
