How Can I Prep My Home In Today's Market?

Selling a home in today's market is pretty much like going on a date. You want your property to look its best, so before you go out there are several steps to take.

Your home is going to be marketed both locally and worldwide. This happens because when a home is placed on the Internet the images can be seen from anywhere. At the same time people are going to drive by the property, make appointments and physically tour your home. The result is that homeowners must prepare their properties in two ways: First, they want images which show the house in the best possible light. Second, they want those images to reflect reality because when prospective purchasers show up they want to see a relationship between the images they saw and what they actually find.

To achieve your marketing goals, the house must be cleaned up, things you don't want should be donated or placed in storage, all appliances and systems should be in good working order, and the exterior of the property should be attractive and inviting.

One thing not to do is to over-improve. The old rule is that "buyers seek the least expensive home in the most expensive neighborhood they can afford." A home with six bedrooms in a neighborhood where most properties have three or four will inherently be priced higher than nearby houses and therefore more difficult sell.
